Why these homes qualify at €250,000

Greece's 2024 reform pushed Athens, Thessaloniki and the top islands into the €800,000 tier and most other regions to €400,000. The law preserved one route at €250,000: residential units produced by the change-of-use conversion of a commercial property, and the restoration of listed buildings. Every project below is a commercial-to-residential conversion, a fully legal way to secure an Athens Golden Visa at roughly a third of the standard cost.
