We are the Greek execution layer for brokerages that already sell property abroad. You keep the client. We handle Greece.

This page exists so you can evaluate the partnership in writing, in your own language, without booking a call first.

Who this is for

This is a filter, not a pitch. The partnership works when all of the following are already true for your firm:

  • You already sell property outside your own market, so cross border transactions are normal for your team.
  • You own the client relationship, and you intend to keep owning it.
  • Clients have asked you about Greece, or about EU residency, and you have had to say no or pass them on.
  • You have no Greek legal, tax or permit capability in house, and no plan to build one.

If you are looking to resell Greek inventory from a listings feed, we are not the right counterparty. We do not hold inventory.

What we actually do

We are an advisory firm, not an agency with stock to move. Our work starts where a brokerage's local knowledge stops:

  • Eligibility assessment before anyone spends money: nationality, source of funds, family composition, and whether the client's plan is realistic at all.
  • Greek counsel and notary coordination, with the power of attorney, tax number and bank steps sequenced in the right order.
  • Developer and vendor relationships in Athens, Thessaloniki and the islands, used to verify what a property actually is, not to push a particular building.
  • Permit mechanics end to end: filing, biometrics, the residence permit itself, and the renewal cycle that follows.
  • An honest no when the file does not work, delivered to you before it is delivered to your client.

We hold no inventory, so your client stays your client

We do not own or list property, and we do not run a sales pipeline that competes with yours. There is nothing for us to cross sell your client into, and no second transaction we are quietly waiting for. Your client is introduced for a defined piece of Greek execution and comes back to you for everything else. If you want that in writing before a single introduction, we will put it in writing.

The market facts, stated the same way we state them to clients

You will be asked these questions by your own clients, so it is worth knowing where we stand before you decide to work with us.

Athens and Thessaloniki are the EUR 800,000 tier

Under the 2024 law, the highest demand zones (including Athens, Thessaloniki, Mykonos and Santorini) sit at EUR 800,000. The EUR 250,000 figure that dominates advertising does not apply there. Any partner brochure that says otherwise is out of date or careless.

EUR 250,000 is a narrow route, not the headline price

It applies only to conversion of a commercial building into residential use, or to the restoration of a listed building. Those are real routes with real paperwork and real construction risk. They are not a discount on an ordinary apartment.

Short term rental is prohibited on the qualifying property

Letting the qualifying property on the short term market can cost the client the permit and carries a fine of EUR 50,000. Because of that we publish no yield figures, no rental projections, and no return estimates anywhere, and we ask partners not to attach any to our name.

We would rather lose a deal than be the reason a client's permit is revoked two years after closing. If your marketing needs yield claims to work, this partnership will not fit.

Commission, stated plainly

Our partner commission has two tiers, because the work varies. Introduction only, where you hand the client over and we take it from there: twenty five percent of the commission we receive. Joint handling, where you stay with the client, keep them warm and remain in the conversation through to signature: fifty percent.

That percentage applies to our advisory fee, not to the investment amount and not to the property price.

We are spelling this out because the difference is the single most common source of dispute in referral arrangements, and we would rather be clear now than argue later. There is no figure in euros on this page, no earnings projection, and no promise about volume or deal flow, because we cannot honestly make one before we know your market.

Now the more useful question: what would make it worth your time? Name the commission range that would make this partnership worth your team's effort. We ask because you are a professional who knows the value of your own client relationships, and because your answer tells us more about the fit than anything we could put in a brochure.
