The Problem

International property investment has a due diligence gap. The developer shows you renders and projected yields. The agent tells you it is a “great opportunity.” But who has independently verified the rental demand? Who has checked the building's seismic compliance? Who has modelled what happens if you need to exit in 3 years instead of 10?

In Greek real estate, the gap between what developers promise and what the data shows can be 30-40% on projected yields. We have seen “guaranteed 6% returns” on properties where the actual comparable rental data supports 3.2%. That gap is the reason this service exists.

The 5-Factor Scoring Model

FACTOR 010-20 pts

Rental Demand

Neighbourhood vacancy rates, seasonal demand curves, proximity to transport hubs and amenities. We cross-reference Airbnb occupancy data, long-term rental platforms, and field-verified tenant demand.

FACTOR 020-20 pts

Capital Appreciation

Historical price trajectory, comparable sales within 500m radius, infrastructure pipeline (metro, regeneration zones), and macro-level supply/demand dynamics for the micro-market.

FACTOR 030-20 pts

Liquidity

Average days-on-market for comparable assets, buyer pool depth, foreign buyer accessibility, and exit timeline modelling. A property that takes 18 months to sell scores differently than one that moves in 60 days.

FACTOR 040-20 pts

Regulatory Risk

Zoning compliance, building permit status, Golden Visa eligibility confirmation, tax encumbrances, archaeological overlay risk, and pending regulatory changes that could affect the asset.

FACTOR 050-20 pts

Structural Integrity

Building age, seismic compliance (critical in Greece), renovation quality assessment, MEP systems condition, common area maintenance status, and estimated capex for the next 5 years.
